MAYA with Mews, start to finish

6 min readYour property systemUpdated October 12, 2026

In plain words

With Mews, you email us and we connect it for you. You build your rules in the rule builder, and MAYA reads your Mews bookings about every five minutes and shows on the calendar what your rules would do. Nothing is sent to Mews, so you set the prices you agree with in Mews yourself. Each step below links to the page that explains it.

Before you start

Day one

  1. 1

    Pay

Create your account and pay, choosing Mews as your system. Read Setting up payment.

  2. 2

    Email us to connect

The connect screen lists Mews under Coming soon, so email us with your property's name, time zone and currency. We set up MAYA's access with you, and set the time zone and the currency. MAYA counts your rooms from your spaces in Mews.

  3. 3

    Check the PMS tab

Last sync should show a recent time. Check the units beside each room category, tick or untick Counts as a room for each, and press Save. Read How many rooms each room category has.

  4. 4

    Check your room count

MAYA checks the rooms you pay for against the units of every category ticked as a room (21 in the example below, not 20). Open the Room count section of the Billing page, and email us if it shows more rooms than you run. Read Your room count and what you pay.

The first days

  • No history import yet, so there is no review and there are no . Read No history import yet.
  • Type your usual rates. MAYA does not read your Mews rates, so a typed price gives your rules a starting point. It is never sent to Mews. Read Where a night's starting price comes from.
  • Type them before your rules run. A price you type pauses any rule already raising or cutting that room category on that night. Rules that fire after it stack on it. Read What your price does to the night.
  • Then build your rules. (rules with no or condition) work from day one, except booked so far vs usual, which stays quiet until there are enough to compare with. Booking speed rules compare with the past nights MAYA has read, which at first is only the 30 days before you connected: early readings stay within one step of Normal, so rules set to Faster Than Normal or Slower Than Normal can act from the start, while rules set to the stronger levels (Much Faster Than Normal, Surging, Much Slower Than Normal, Stalled) wait for more history. A current rate rule reads only prices you typed, and the builder doesn't offer rooms left to sell on Mews yet. Read Current rate, Rooms left to sell and Booked so far vs usual. Read Build your first rule.
  • Options count. Optional, Enquired and Requested reservations count as booked until they are cancelled in Mews. Read Which bookings count.

A way to work with MAYA on Mews

Since nothing is sent, treat MAYA as the place where your rules are worked out, and the calendar as the sheet you price from.

  1. Type your usual rate for each room category on the nights you sell, so rules have a starting point.
  2. Build one or two occupancy rules and a rule, and try them in the Rate Simulator.
  3. Once a day, open the calendar and compare MAYA's prices with the rates in Mews. Where MAYA's price differs and you agree with it, set it in Mews.
  4. Read the change log when a price surprises you. Each line names the rule and what it read. Read The change log.

Going live

There is no go-live button for a Mews property today: the amber strip at the top of the dashboard ("Simulation · MAYA works out prices but sends nothing to Mews") offers none for Mews. Going live would not change anything in Mews anyway: nothing is sent to Mews, not even a price you type. Read Nothing is sent to Mews.

When something breaks

  • The keys stop working. Once Mews has refused MAYA's keys three reads in a row, about half an hour in, Connection reads Error and the "Mews needs its keys re-entered" panel appears. An hour later your General Managers and Hotel Admins get an email. Before that, and when reads fail for another reason, Connection can still read Connected: watch Last sync, and if it stops moving, email us. Read When the keys stop working.
  • Occupancy looks wrong. Check the units on the PMS tab, and enter blocked rooms under Rooms out of service. Read Occupancy looks wrong.

Leaving

Cancel on the Billing page, then email us and we remove MAYA's access. Nothing in Mews was ever changed by MAYA, so there is nothing to put back. Read Cancelling, restarting and leaving.

Example: The Harbour Inn on Mews, one Tuesday

MAYA counts The Harbour Inn's spaces in Mews: 12 Standard, 7 Deluxe and 2 Suite, 21 rooms against its real 20, because an old Deluxe space nobody uses is still switched on. Its plan covers 20 rooms, so the Billing page reads "Your PMS currently shows 21 active rooms." and a room count email follows. Switching the old space off in Mews brings the count back to 20 on the next read. If it still reads 21 once 7 days have passed since that email, the plan moves to 21 rooms. On Tuesday, October 6, 2026, Priya opens the calendar. For Sat, Nov 14 2026 she had typed $150 on Standard. The night now has 18 rooms booked, 86% full, so "Busy nights" (occupancy Greater than 80, Increase 10%) has fired, and MAYA shows $165 on top of her $150. Mews still shows $150. Priya agrees with the raise and sets $165 in Mews. Two of those bookings are options held for a wedding party. If they are cancelled in Mews, the next read drops the night to 16 of 21, 76%, and the raise comes off.
