Raise or lower all your prices

10 min readHow do I...Updated October 11, 2026

In plain words

To move every night by the same percentage, add one rule on the Rules tab: Booking window (days to stay) Less than 396, then Increase the rate or Decrease the rate by the percentage you want. It covers tonight and the next 395 nights, which is every night MAYA prices, and it stacks with your other rules. A rule cannot be limited to a season, so for a stretch of dates, type the new price for each room type on the Calendar tab with through…, or change your rates in your property system on nights MAYA has not sent a price to yet.

Pick the way that fits

A season here is any stretch of dates you choose, such as your summer or the winter holidays.

Move every night by a percentage

  1. 1

Open the builder and name the rule

On the Rules tab, click + Add a rule. In Rule name, type a name you will recognise in the change log, such as All nights up 10%.

  2. 2

    Set the condition

In the first row, change Metric to Booking window (days to stay). Set Compare to Less than and Threshold to 396.

  3. 3

    Set the percentage

Under Rate adjustment, choose Increase the rate (or Decrease the rate) and type 10 in Adjust by percent (%). For a flat amount, leave the percent empty and type it in Adjust by fixed amount ($) instead.

  4. 4

Pick the room types and add it

Under Apply to room types, every room type that counts as a room starts ticked. Tick any type tagged "not a room" that you also want moved, or untick any you want left alone. Click Add Rule. The window that opens shows every night the change reaches: click Apply price adjustments, and the rule is On.

Adding a rule needs Revenue Manager access or higher. On a live property every night's new price goes to your property system over the next few runs, nearest nights first. In simulation they show in MAYA only. To see the numbers first, read Try a rule before turning it on.

What it does

is the number of days until the stay, on your property's own calendar: tonight is 0. Less than 396 covers 0 to 395, the whole window MAYA prices, and each new night as it comes into the window. This is a (a rule with no or condition): it makes its change once on each night and room type, and the change stays on while the rule is true, which here is until the night has passed. The change comes in from the next , usually within a minute, nearest nights first, and reaches the furthest nights over the next few runs.

On the Rules tab the row reads "Booking window below 396 days" with "+10%". In the change log a change reads: "All nights up 10%" raised this night 10%, from $150.00 to $165.00.

Percentages multiply. On a night where "Busy nights" (occupancy Greater than 80, Increase 10%) also holds, Standard goes from $150 to $165 to $181.50, which is 21% up, not 20%. A raise still stops at the room type's ceiling, and a cut at its floor.

Try itStack two rules on a price and see where the floor and ceiling hold it.

A raise or cut from a standard rule like this does not change which bookings your booking speed rules count. It does not open a night you closed at 0 in your system, and it does not raise a (a night you typed as 0).

Change the percentage, or take it off

  • To change 10% to 15%, click Edit on its row, type 15 and click Save changes, then Apply price adjustments: every night it had moved goes to 15% from the next run. Read Change a rule.
  • To take it off, click Delete on its row, then Delete Rule and Undo Its Changes. From the next run every night goes back to what it would be without the rule.
  • Switching it Off does not take it off. Nights it already moved keep the change and new nights do not get it, so the window ends up mixed. Use Delete to end it.

Move a season by typing prices

The price box on the calendar takes an amount, not a percentage, so work out each room type's new price first. The Harbour Inn's Standard is usually $150, so 10% up is $165.

  1. 1

    Open the first night

On the Calendar tab, click the first night of the season. The room type cards appear under the grid.

  2. 2

Type the price and cover the season

In the box on the Standard card, type 165. Click through… and pick the last night of the season.

  3. 3

Save, then repeat for each room type

Click Save. Do the same on the Deluxe and Suite cards, each with its own new price.

  • One save puts one amount on every night in the run. If Friday and Saturday nights normally sell higher, save them as runs of their own, or use your property system (below).
  • One save covers up to 366 nights, anywhere from tonight to 399 days ahead, inside the room type's floor and ceiling. Each person can make 30 saves or clears in 10 minutes. It needs Revenue Manager access or higher.
  • Your price becomes the starting point. Rules that had already moved those nights pause, rules that fire later stack on top, and and pickup rules wait again from your price. Read Setting a price yourself.
  • When you are live it goes to your property system as typed, and nights more than 395 nights ahead go as they come into the window. Nothing is sent to Mews.
  • To hand the season back, open its first night, pick the last one with through… and click Clear.

Move a season in your property system

Change rates in your property system only on nights MAYA has never sent a price to. Before you first go live, that is every night. Once you are live, it is every night more than 395 nights ahead.

MAYA reads your rate for each night in the window about once an hour, and again when your property's date changes. On a night it has never sent to, your rate is the starting point, so a night you raised 10% starts 10% higher and your rules work on top. Each night keeps its own rate, so weekends stay above weekdays.

On a night MAYA has already sent to, a change in your system is kept as your own price once MAYA's last send there has landed and is an hour old ("Changed in Cloudbeds" on the calendar), unless your setting is MAYA's price wins, which sends MAYA's price over it. That works for part of the window, not for nearly all of it. Rates you change in your property system has every condition.

Change each room type's , the rate plan that does not follow another plan. MAYA reads and writes that rate. A change to a derived plan or a package is not read.

Using more than one way

The rule works on top of whatever starting point a night has, a rate you raised in your system included. With a price you typed (or one MAYA kept from your system as yours), it depends on timing:

  • If the rule was already acting on the night when you typed, your price stands and the rule stays off that night until you click Clear.
  • A price typed for a night more than 395 nights ahead gets the rule's change on top once the night comes into the window.
  • A rule added after you typed a price applies on top of that price.
Example: The Harbour Inn, all nights up 10% and the winter holidays

On Friday, October 2, 2026, Sam adds "All nights up 10%". The Harbour Inn is still in simulation. Over the next few runs, nearest nights first, every night from October 2, 2026 to November 1, 2027 moves: Standard from $150 to $165, Deluxe from $200 to $220, Suite from $300 to $330.

Sam wants the winter holidays higher still, Friday, December 18, 2026 through Sunday, January 3, 2027. Those nights are already in the window, but the property has never gone live, so MAYA has never sent to them, and Sam raises each one's 10% in Cloudbeds. Within about an hour MAYA reads $165 as the Standard starting point on those nights, and the rule adds its 10%: $181.50, which is 21% above the old $150. Once The Harbour Inn is live, a change like this works only on nights more than 395 nights ahead.
