Current rate

5 min readRulesUpdated October 12, 2026

In plain words

Current rate is the night's starting price on the room types the rule measures: your property system's rate, or a price you typed. It is never a price MAYA worked out. Below $150 means under $150, not $150 exactly. In a rule built only from conditions like this one, the change stays on while the rule is true and comes off when it isn't, though with the undo box unticked, cancellations usually don't take it off through a Greater than occupancy or Fewer than rooms left line in the same rule (The undo box). Alongside a or condition, the current rate must be true when the rule acts, and the rate later moving to the other side of the mark doesn't take the change off. It is also read on some runs where such a rule doesn't act (while it waits on a night, or while Skip price adjustments or going live from your current rates holds it there), as part of whether the rule is still true there.

The definition

In the rule builder, pick Current rate in the Metric dropdown. Its Compare dropdown reads Below or Above, and its Threshold starts empty with your property's currency sign before it: type the amount. Amounts are kept to the cent, in your property's currency.

The current rate is the price MAYA starts from on that night, before any rule: a price you typed on the calendar, a rate changed in your property system on a night MAYA had sent a price to (MAYA takes that as set by hand, unless your settings say MAYA's price wins), or else your property system's own rate for the night. A night with none of these, or with a rate of 0 from your property system, is not priced, and the condition is not true there. A price of 0 you type on the calendar is read as $0, a free night. The number is kept to the cent before it is compared, so the change log shows the number that was compared.

Several room types

With one room type measured, it is that room type's own rate. With more than one, it is their average, weighted by each one's rooms to sell that night. A room type with no rooms to sell, or no rate, is left out.

Example: Queen and King at Harbour Inn

The rule measures Queen (8 rooms to sell, $140) and King (4 rooms to sell, $200). The current rate is 8 times $140 plus 4 times $200, over 12 rooms: $160. A rule set to Below $150 is not true, even though Queen alone is under $150.

To act on one room type's own rate, measure that room type alone, and tick Change prices on different room types if the rule should change others. Read Measure one set of room types, change another.

A price you type

A price you type becomes the night's starting price, so a current rate rule reads the price you typed, not your property system's rate.

  • The rule was true already. Its change was on, and the typed price resets it: the price you typed is what goes out. If the rule is still true on the typed price, it stays quiet on that night. If it isn't, its change comes off.
  • The typed price makes it true. If the rule wasn't true before and is true on the price you typed, the price you typed still goes out. The rule acts on that night again only once it has been not true there and is true again.
  • It becomes true later. If the rule isn't true on the price you typed and becomes true later, say when another room type it measures drops its rate, or its other conditions start to hold, it acts on top of the price you typed.
  • You clear the price. The night goes back to your property system's rate, and the rule reads that.

These are about the room type you typed the price on. With a rule that measures one set of room types and changes another, a price typed on a measured room type only moves the current rate: the rule acts on the room types it changes as usual, at once if the new rate makes it true. A price typed on a room type the rule only changes doesn't move the current rate at all.

After you go live

Until MAYA has sent a night a price, it keeps reading your property system's rate, so in simulation a current rate rule follows every change to it, a change made by another pricing tool included. Back in simulation after being live, a night MAYA sent to goes on reading the rate it had then (Back to simulation).

Once MAYA has sent a night a price, it no longer reads your property system's rate for that night: the rate there is MAYA's own. A current rate rule then reads the rate MAYA last read before its first send, until a price is set by hand, here or in your property system. So a rule waiting on a night since you went live from your current rates rarely acts there. Read Going live.

On Mews

MAYA reads no rates from Mews. On a Mews property the current rate is a price you typed, and a night without one has no current rate, so the condition is not true there.

What the change log says

  • "Its current rate was $142.00, under the $150.00 mark you set."
  • "Queen's current rate was $142.00, under the $150.00 mark you set.", when the rule measures one other room type than it changes.
  • "The average current rate of the 3 room types it measures was $165.00, past the $160.00 mark you set."
