In plain words
A floor is the lowest price MAYA will publish for a room type, and a ceiling is the highest. Each night's price is held between them, and a price you type outside them is refused. Every room type starts at 1.00 and 99,999.99 in your property's currency, which stop nothing in the currencies MAYA works in. Real ones come from your answers to the five questions, from your own rates during the import, from a suggestion card you accept or change, or from a number you type on the review. The review lists every room with a floor box and a ceiling box, where you set, change or clear them.
What they do
A night's price starts from your . Every one of your rules acting on that night is applied, then the result is held between the room type's floor and ceiling. A result above the ceiling is published at the ceiling. A result below the floor is published at the floor.
On ThinkReservations they hold the rate type MAYA reads and writes. Your other standard rate types that MAYA moves get the same change on their own rate and are not held by them: a wedding rate can go above Best Available's ceiling. Read Your other standard rates.
The Change Log tab says so when it happens: "That would have gone past your $300.00 ceiling for Standard, so it stopped there." or "That would have dropped under your $80.00 floor for Standard, so it stopped there." Amounts are in your property's currency.
A limit also stops rules from piling up beyond it. A or pickup rule that raises does not fire on a night already at its ceiling, and one that cuts does not fire on a night already at its floor. It starts no wait, and the attempt does not count towards the three-times question. When the night's price moves back inside the limits, the rule can fire again.
- Start$200.00
- Rule 1 raises 10%$220.00
- Rule 2 raises 25%$275.00
- Published$275.00
Inside your $110 floor and $300 ceiling, so $275.00 is published.
Percents multiply, amounts add, and the result is rounded to the cent.
$200, up 10% to $220, then up 25% to $275. The $300 ceiling is not reached, so $275 is published.
An illustration with made-up numbers, not your property.
Example: A Saturday at The Harbour Inn
Standard's base rate for a Saturday in August is $200. Its ceiling is $300. "Busy nights" raises it 10% to $220. Hot-week surge then raises it 25% to $275. Warm-date bump's 10% on top would be $302.50, so the published price is $300 and the change log says it stopped there. Sudden-spike catcher, which would raise it again, does not fire while the night sits at $300.
The other way: Standard at $150 with an $80 floor. Slow-date rescue cuts 15% four times over four weeks: $127.50, $108.38, $92.12, then $78.30, which is under the floor, so $80.00 is published. A fifth cut does not fire.
Where they show
There is no settings page for floors and ceilings. You meet them in these places:
- The review screen, under "Your floors and ceilings", with a floor box and a ceiling box for every room (next section).
- The Rate Simulator tab's room table has a Guardrails column showing each room type's floor and ceiling. Every room type not unticked as a room is listed there, those tagged "needs your answer" included. For a type you unticked, email us to check its limits.
- The Change Log tab, in the sentences above.
- The Rules that keep adjusting banner, in a line like "If it keeps cutting, the price can fall to your $80.00 floor for Standard." When the limit is still the default, the line reads "Your ceiling for Suite is still MAYA's $99,999.99 default, so the price can climb that far." with a "?" beside it.
- The editor, when a price you type is outside them.
- The go-live confirm, which counts the nights whose own rate in your system sits outside them. Read Going live.
- The Calendar tab's day detail, where the line on what going live would send shows a "Your floor" or "Your ceiling" chip when a limit holds the price (What going live would send), and Why this price?, which shows the same chip (Find out why a price changed).
On the review
The second screen of the review, at maya-rms.com/onboarding/review, has a box headed "Your floors and ceilings" under the room count strip. It lists every active room type that is a room, with or without limits, each with a Floor box and a Ceiling box in your currency. A box with no limit reads "none". On a property with room groups the room types are listed a group at a time under each group's name, with those in no group last under "Other", and each still has its own boxes. The review stays open after setup, so you can come back to it.
- To set or change one, type the amount and leave the box, or press Enter. It saves at once, with no confirm, and "Saved" shows under the line.
- Scrolling over a box you are typing in never changes it and never saves it: the box keeps what you typed and says "Not saved". Click back in and press Enter to save it. A box whose save was refused says "Not saved" too, until it holds what is saved.
- To remove one, empty the box and leave it: a floor goes back to $1.00 and a ceiling to $99,999.99, which hold nothing back. Escape puts back what is saved.
- An amount has to be between $1 and $99,999.99, and a floor has to be below that room type's ceiling (a ceiling above its floor). Otherwise nothing is saved and the line says why: "A floor needs to be below the ceiling of $780."
- The import never writes over a limit you set, changed or removed here, from your answers or your rates, including its last pass if older years are still being read.
- It needs a Revenue Manager or higher. Anyone else sees the boxes greyed out.
- Not listed: a room type that is not a room, and one that may not be one until it is answered: a name that reads like somewhere nobody sleeps, tagged "needs your answer" on the strip, or one with an "Is X actually a room?" card open. A General Manager or Hotel Admin answers it, and a room then joins the list. Until then the type stays off it.
Read Checking what MAYA found.
Check them before you go live. On a night where no rule fires, MAYA sends your own rate, but a rate under the floor goes out at the floor and one over the ceiling at the ceiling.
Where they are set
There are three ways a floor or ceiling gets set for you, a fourth where you type one yourself on the review, and a fifth on Cloudbeds for properties coming from PIE. Any of them can be changed or removed on the review.
-
The five questions. The lowest rate you would take on a dead Tuesday becomes the floor of every active room type that counts as a room. The most you would charge becomes the ceiling of each such room type whose highest rate read so far fits under it. A type you have unticked as a room (a parking bay, a meeting room), and one nobody has answered for whose name is plainly not a bedroom (a "Parking Bay", but not a "King Room with Parking"), keeps its own floor and ceiling. MAYA sends no price for a type you have unticked unless one of your rules changes it or you type a price for one of its nights. If you answer while the import is still reading, a room type whose higher rates arrive later can keep that ceiling: check the Guardrails column once the import is complete, and change it in its box on the review. Read The five questions.
-
The import, from your own rates. Once the first three years are in, and again when the full history is in, MAYA fills in a floor and a ceiling for every room type still at its defaults, using the history numbers in the next section (with the exceptions it lists). This happens without a card, and the review lists each one in its box. It never overwrites a limit that has already been set, and never writes over one you set, changed or removed on the review; the same goes for your answers, which a later import puts on again only where you have not changed them on the review. Only while your property is in simulation: once it is live, an import writes no floor or ceiling at all, from your answers or from your rates.
-
A suggestion card. After Get suggestions from my data on the Rules tab, the review shows a card for each room type still at a default: "Set a floor for "Standard"?" or "Set a ceiling for "Suite"?". The suggested amount sits in a box labelled Amount to set. Accept it with the Set it to 80 button, or type your own number first and the button follows it. No thanks leaves the default. Read Getting suggestions later.
-
The review's boxes. Type a floor or a ceiling for any room on the review (above).
-
PIE's price limits (Cloudbeds). Import from PIE on the Rules tab reads a screenshot of PIE's page. Each room type with a row of its own in PIE's PRICE LIMITS BY ACCOMMODATION TYPE gets that MIN and MAX as its floor and ceiling, and every other room type gets PIE's Minimum Price and Maximum Price. Most are listed ticked, and you can untick any. A pair that may be misread starts unticked, with a note to check it against PIE, and a pair that can't be set (a minimum above its maximum, or a floor of 0) can't be ticked. Unlike the import from your own rates, these replace limits already set. Read Import your rules from PIE.
The banner's Ask MAYA for a floor and Ask MAYA for a ceiling buttons take you to the Rules tab, where the suggestions button is.
The numbers MAYA suggests
During the import, your answers to the five questions are applied first, and then the history numbers below fill whatever is still at a default. On a card, your answer is offered where it fits. For a floor, the number from your history is offered only if you never answered. If your answer does not fit, there is no floor card.
Floor
- On a card: your own answer from the five questions, if you gave one.
- Otherwise, a floor of about 40% of what the room type usually sells for. It needs at least 30 nights of history for that room type.
Ceiling
- On a card: your own answer, if you gave one and it sits above nearly all of the room type's past rates. A ceiling lower than that would pin the room type down, so the next line is used instead.
- Otherwise, about one and a half times the room type's normal top rate. It needs at least 200 nights of history for that room type. It is never built on the single highest rate, so one mistyped rate cannot become your ceiling.
Example: The exact numbers, for the curious
Floor: 40% of the room type's median rate, rounded to the nearest $5, never under $10. Ceiling: once the room type has 200 nights or more of history, your answer is offered only if it is above the rate that 99 in 100 of its stays sold under. Otherwise the ceiling is 1.5 times that rate, rounded to the nearest $10. Standard at The Harbour Inn usually sells for $150, so the floor its history supports is 40% of $150: $60. The inn's real floors came another way: Sam answered $80 in the five questions, which went on every room type, and we raised Deluxe to $110 and Suite to $180 by email. Its ceilings ($300, $400 and $600) came from its own rates during the import.
A room type whose name or bookings look unlike a bedroom (the same tests as the "Is X actually a room?" card) never gets a floor or ceiling from its own rates, and never gets a floor or ceiling card, even after you confirm it is a real room. It stays at $1.00 and $99,999.99 until you type one in its boxes on the review, answer the five questions, or (on Cloudbeds) import PIE's price limits. MAYA also skips a ceiling that would land at or under the floor, and a floor that would land at or above the ceiling.
The rationale on a card tells you which line it came from: "You said the lowest rate you'd accept is $80, so MAYA suggests that as the floor." or "Standard has typically sold for $150 a night, so MAYA suggests a floor of $60."
Rules for the numbers
- A floor must be above 0. On the review, a floor or a ceiling you type has to be between 1.00 and 99,999.99, since those two mean no limit.
- A ceiling must be at least the floor, and on the review a floor below the ceiling. A card that would break this is refused with an error. The five questions check it too: a ceiling answer at or under your floor answer is refused, and nothing is saved. An answer that one room type's own floor or ceiling rules out is saved on every other room type, and the card names the room type that kept its number and says why. Read The five questions.
- One floor and one ceiling per room type. Not per night, per season, per weekday or for weekends.
- Amounts are in your property's currency, to two decimal places. The defaults are plain numbers in your currency too: 1.00 and 99,999.99, whatever the currency. MAYA works only in currencies with two decimal places and prices in the same range as US dollars. Read Time, weekends, currency and holidays.
When your rates are above the default ceiling
They cannot be on a property you connect yourself. MAYA connects only properties whose system uses a currency like the US dollar, euro or pound, where no night costs anywhere near 99,999.99, so the default ceiling stops nothing. A property in yen, won, rupiah, dong or any other currency outside that list is stopped when it connects. Read Time, weekends, currency and holidays.
The rule underneath holds whatever the currency: until a room type has a real ceiling, any price your and rules reach above 99,999.99 is published at 99,999.99, and a price you type above it is refused. Only a ceiling of exactly 99,999.99 counts as the default, for the import and for suggestion cards. Any other ceiling, even 99,999, counts as one you set: the import leaves it alone and no card offers another.
Prices you type
The limits apply to you too, with one exception.
- A price you type under the floor is refused: "Below this room type's floor of $80.00." Over the ceiling: "Above this room type's ceiling of $300.00." Nothing is saved. Read Setting a price yourself.
- The exception is 0. A night set to 0 is a . It is saved, no rule raises it, and MAYA does not send 0 to your property system, so you set the night to 0 there yourself. That is why a floor cannot be 0: a comp night is a per-night choice, not a limit.
- A rate you change in your property system on a night MAYA had sent to is kept as it is, even outside the limits. Rules that fire on top can move it only as far as the limits, or as far as your price if that is further out. The change log then reads "That would have gone further past your $300.00 ceiling for Suite than the price it started from, so it stopped there." Read Rates changed in your PMS.
