In plain words
Per room, per month, and the price per room drops as the property grows. There is no minimum: 5 rooms is $27.50 a month. Yearly billing saves 10% from 21 rooms up. Prices are in US dollars and exclude tax. Every size gets the same MAYA.
The brackets
Find the row your room count lands in. Every room in the property pays that row's rate.
| Rooms | Per room, per month | Yearly |
|---|---|---|
| 1 to 20 | $5.50 | 12 times the monthly price, paid once a year |
| 21 to 40 | $5.00 | 10% off |
| 41 to 60 | $4.00 | 10% off |
| 61 to 80 | $3.00 | 10% off |
| 81 to 500 | $2.50 | 10% off |
The whole property bills at one bracket: the one its room count falls into. There is no minimum charge and no other fee. Any adjustment for a room count change shows on your next invoice. Prices exclude tax, and any tax that applies is yours to pay under the Terms. Each property is its own subscription.
Drag, or type any number up to 500 below.
Billing
$110a month
20 rooms is in the 1 to 20 room bracket: $5.50 per room, per month.
Yearly: $1,320, the same as 12 months. The 10% saving starts at 21 rooms.
US dollars, before any tax. The whole property bills at the bracket its room count falls in.
20 rooms: $110 a month. 21 rooms: $105 a month, or $1,134 a year with 10% off.
An illustration with made-up numbers, not your property.
The calculator on the get-maya.com home page uses the same brackets. Both use the room count you type. After you connect, MAYA checks it against the rooms in your system, and how it counts them depends on the system: read how the bill is worked out.
Why a step, not a slope
You may have spotted that 21 rooms costs less than 20. That is on purpose. The bracket is a step: when a property crosses into the next bracket, every one of its rooms moves to the lower rate. There is no blended or "first 20 rooms at one price, the rest at another" arithmetic to work out. One room count, one rate, one number.
Monthly or yearly
You choose at signup, on the Billing control of the payment screen, between Monthly and Yearly.
- Monthly bills the bracket price each month, in advance, at the start of each month of service.
- Yearly is one invoice for twelve months at the per-room rate, less 10% from 21 rooms up. The screen says so beside the button: save 10% for 21 rooms and up, and pay once a year for 1 to 20 rooms, because the smallest bracket has no yearly discount.
The yearly price is still worked out per room, per month, and then multiplied by twelve. The Billing page shows it as one price per year. To switch between monthly and yearly later, use Monthly or yearly on the Billing page, which shows what the switch charges before you confirm. Outside a free trial, a switch starts a new billing period that day, and moving to yearly charges the full year at once, less a credit for the unused part of your month. A code's discount that is limited in time ends when you move to yearly. Switching between monthly and yearly has the detail.
Either way, each period is charged at its start, on its renewal date. After a free trial, the first charge falls on the day the trial ends. A change to your room count is not charged on the day: the difference goes on your next invoice. Read When you are charged.
Commitment. There is no contract term beyond the period you have paid for. A monthly plan can be cancelled any time and ends at the next renewal date. A yearly plan runs to the end of the year you paid for, with no refund for the rest of it. Read Cancelling, restarting and leaving.
The free trial
Without a code, the only free trial comes with connecting from the Cloudbeds Marketplace. A code we give you can also grant one. The Marketplace trial is 7 days, for a property's first signup only. A code's free days are for the first signup only too: a restart after cancelling is billed when checkout completes, whatever code you type. You add a card to start it, nothing is charged until it ends, and you can cancel any time before then. When the trial ends, the subscription starts by itself at your bracket price. Stripe may email a reminder before the first charge, depending on its settings. The date is always on your Billing page, and the charge goes ahead whether or not the email arrives.
Accounts created directly at maya-rms.com (ThinkReservations, Mews, or Cloudbeds by code) get no trial unless a code grants one. Every property, trial or not, starts in simulation, where MAYA runs your rules and sends nothing, so you can watch before anything reaches your system. Read Codes and the free trial.
Do I pay while I am in simulation? Yes. Your subscription runs from checkout, or from the end of the trial, whether your property is in simulation or live. Going live costs nothing extra, and there is no other fee.
Refunds
What you pay is not refunded, including for part of a billing period, rooms or features you did not use, a move to a smaller plan, or time when MAYA or your property system was down. Cancelling stops the next renewal, and MAYA keeps working to the end of the period you paid for. Lowering your room count gives a credit against future invoices, never money back. A free trial costs nothing if you cancel before it ends.
The Terms name the exceptions. If we end your subscription for our own reasons, on 30 days' notice, or stop offering MAYA altogether, we refund the unused part of the period you paid for. And where the law gives you a refund, you get it. Read Terms and legal, and clauses 3.5, 7.10 and 12.3 of the Terms of Service.
Codes
A code is something we give you. It can grant a trial of some number of days, a percentage off (for a set number of months, or for as long as you stay), or a dollar amount off each month (for a set number of months, or for as long as you stay). The payment screen tells you exactly what your code grants the moment you type it, and the price panel re-prices in front of you.
Four things to expect:
- One code per property. A code cannot be used twice on the same property.
- A code's trial replaces the Marketplace trial. The two never stack.
- There is no referral programme. Recommending MAYA to another hotel earns nothing today, and discounts come only from codes we issue.
- Whether you need a code at all depends on your property system. Cloudbeds Marketplace arrivals never do. Otherwise the payment screen tells you: the field reads Your code when one is needed and Your code (optional) when it is not.
Groups of properties
Each property is its own subscription at its own bracket. Two 15-room properties are two subscriptions at $5.50 a room, not one 30-room property at $5.00. Brackets are never pooled. If your Cloudbeds login covers several properties, one card is taken for the first and offered for each of the others, and you pay for them one at a time. There is no volume discount beyond what a code grants. Read Paying for a group of properties.
What is included
Everything, at every size: the rule builder, built from your history, the calendar, the Rate Simulator, the change log, and prices sent to your system once you go live.
With Mews, prices are worked out and shown but not sent yet, and there are no starter rules, because Mews has no history import. A Mews property pays the same brackets. Read Mews: what works today.
The one thing that scales with the bracket is how many people can be on the property's team:
| Rooms | People on the team |
|---|---|
| 1 to 20 | 2 |
| 21 to 40 | 4 |
| 41 to 60 | 5 |
| 61 to 80 | 6 |
| 81 to 500 | 8 |

How the bill is worked out after you sign up
You type a room count at signup. After you connect, MAYA counts the rooms again on every sync, counting only room types you have ticked as rooms. Where that count comes from depends on your system.
Cloudbeds reports how many rooms each room type has, so the count is read from Cloudbeds.
MAYA counts the rooms in each room type from ThinkReservations' list of rooms, leaving out rooms marked there as inactive, as not a room, or as not included in occupancy.
MAYA counts the rooms in each room category from your spaces in Mews, leaving out spaces switched off there. Only if Mews lists no spaces at all does every category take one number, set with us when we connect Mews. Check the Room count section of the Billing page after we connect you, and email us if it is higher than the rooms you run.
If the count is higher than the rooms you pay for, you get an email and 7 days to set the count yourself. After that MAYA raises it to the measured number and adjusts your next invoice. Nothing is charged on the day. That is how it works today. Under the Terms, we can also charge the difference separately, and bill for rooms that were in use but not paid for over the previous 12 months. So set the count right as soon as the email arrives.
If you pay for more rooms than you run, MAYA never lowers it for you. You lower it on the Billing page and the next invoice drops. Read Your room count and what you pay.
Tax
Prices exclude tax. Any sales tax or value added tax (VAT) that applies comes on top. Under the Terms, it is yours to pay.
How you pay
Stripe hosts the payment page and holds your card. MAYA never sees the card number. You can always pay by card. US bank debit (ACH) is not accepted, and MAYA does not send invoices for you to pay by hand. Stripe's page shows the ways you can pay.
Over 500 rooms
Self-serve signup takes any whole number from 1 to 500 rooms. Above 500, email us and we set it up by hand.
Will the price go up?
Under the Terms, we can change prices, brackets or plans by giving at least 30 days' notice. A change applies from the start of your first billing period that begins after the notice period, which on a yearly plan means your next renewal. If you do not agree, you can cancel before then.
