Change the room count you pay for

4 min readHow do I...Updated October 8, 2026

In plain words

Click Billing at the top right, scroll to Room count, type the new number under Rooms billed and click Change. A quote shows the new price before you commit, and the difference is adjusted on your next invoice, never charged the same day. If your system shows more rooms than you pay for, MAYA tells you and gives you 7 days before it raises the count for you. It never lowers the count on its own.

Change it

  1. 1

    Open the Billing page

Click Billing in the dashboard header. You need General Manager or Hotel Admin access. Scroll to the Room count section: "Your plan covers 20 rooms. We check this against your property management system."

  2. 2

    Type the new number

Under Rooms billed, type a whole number from 1 to 500. A quote appears from the same brackets Stripe bills. For example, going from 20 rooms to 21 (the cheaper bracket) reads "$110 down to $105 per month. Your next invoice is adjusted for the part of this period you have already paid." When the price goes down, the quote adds "That is $5 less."

  3. 3

    Click Change

The page reads "Room count updated." Stripe confirms a moment later and the new number shows on the page. Nothing is charged today: the unused part of the period is credited and the difference lands on the next invoice.

What MAYA measures

MAYA counts the rooms in your property system on every cycle: the units of every active room type ticked as Counts as a room, leaving out types you have unticked and, until you answer, types whose names are plainly not bedrooms. The section shows what it found: "Your PMS currently shows 22 active rooms."

  • Running more rooms than you pay for. The billing page and a dashboard banner say "You're billed for 20 rooms but running 22", and an email goes to the address that gets your invoices. Set the count yourself within 7 days of that email, or, if the count includes something nobody sleeps in, untick it under Room types on the PMS tab and press Save (Fix your rooms on the PMS tab under this section takes you there). Saving counts your rooms again straight away. After the 7 days MAYA raises the count to the measured number and adjusts the next invoice. Nothing is charged separately.
  • Paying for more rooms than you run. The page says so and invites you to lower it here. It is never lowered for you, so a wing closed for a fortnight does not quietly cut your bill: lower it yourself if you want to.

On ThinkReservations, MAYA counts each room type's rooms from ThinkReservations' list of rooms. A room marked there as inactive, as not a room, or as not included in occupancy is left out. If the measured number looks wrong, check those settings on your rooms in ThinkReservations, and Counts as a room on the PMS tab: the next cycle measures again, and a save on the PMS tab measures again at once.
