In plain words

Settings opens from the gear at the top of the dashboard. Under Calendar you choose what each day on the calendar shows and which way its colours read, and everyone on your property sees your choice. On Cloudbeds and ThinkReservations, a section named for your system sets what MAYA does when a price it sent is changed there: keep the change as your price, or MAYA's price wins. Under Bookings you choose whether counts bookings made together as one (it starts off), and under its Advanced how many bookings a group can count as. Under Display you choose your own text size, and it follows you to any device you sign in on. Every change saves as soon as you make it.

Where it is

At the top right of the dashboard, between Help and Billing, a small gear button opens Settings. On a phone it is a button reading Settings in the column under the MAYA logo. It opens over the dashboard, whichever tab you are on. Close it with the ×, the Esc key, or a click outside it. The Help link at its top opens this page.

Its sections come one after the other: Calendar, then one named for your property system (Cloudbeds and ThinkReservations only), then Bookings, then Display. Each says who it is for under its heading, and a short "Saved" appears beside the heading once a change has saved.

Calendar

This section reads "For everyone on" and your property's name. What you choose here is what everyone on the property sees on their Calendar tab. Your own calendar changes behind the open Settings as soon as you choose. Everyone else sees it the next time their calendar refreshes: within five minutes, or as soon as they come back to the browser tab or reload the page.

What each day shows

Every day on the calendar shows its date, one big number, up to two small lines under it, and the colour bar. You pick the numbers in three lists:

ListWhat it setsAs it starts
Big numberThe large figure on each day, never NoneOccupancy
First small lineThe line under it, or NoneRooms booked
Second small lineThe line under that, or NoneRoom revenue

As it starts, a day reads exactly as it always has: "60%", then "12/20 rooms", then "$2.2k".

A day shows each number once. Pick a number that is already showing in another place and the two swap: make Rooms booked the big number and occupancy moves down into its line. Set the first small line to None and the second moves up. The second list is greyed out while the first reads None.

When a price shows anywhere on the day, a fourth list appears, Price for, with your room types. It starts on the first room type that counts as a room, in name order. Pick the one whose price you want to watch.

The numbers you can pick

In the listOn a dayWhat it is
Occupancy60%: rooms booked divided by rooms you can sell that night, over the room types ticked as rooms and any still tagged "needs your answer", rounded to a whole percent.
Rooms booked12/20 roomsRooms booked, then rooms you can sell that night.
Room revenue$2.2kRoom revenue on the books for the night, every room type included.
ADR $182The room revenue of the room types ticked as rooms and any still tagged "needs your answer", divided by the rooms booked in them. A dash when nothing is booked.
RevPAR $109That same room revenue divided by the rooms you can sell that night.
Price for a room typePrice $165The price MAYA has published for the room type you pick: the "Current price" on its card in the day detail. A dash when there is none, for the same reasons that card shows one.

On a small line, ADR, RevPAR and the price have that word in front. As the big number they show the figure alone. Rest the mouse on any number to see what it is, "Price for Standard" for example.

Amounts carry your property's currency sign. Under 1,000 they are whole ("$182"); from 1,000 they are thousands with one decimal ("$2.2k"). The day detail below the calendar has every amount in full.

ADR and RevPAR leave out room types you unticked under Counts as a room, as occupancy does. The room revenue figure counts every room type, so on a night a meeting room is booked, ADR is not simply that figure divided by the rooms booked. RevPAR here is per room you can sell that night, so are taken off first. The calendar's colours rank your nights by this same RevPAR, which The calendar explains.

On a phone the days are narrow, so each shows its big number only. A day too narrow for the whole number shows a shorter form: "12/20" for rooms booked, and whole thousands from 10,000, such as "$11k". Tap a day and its detail opens under the calendar with everything.

Example: The Harbour Inn watches its Standard price

The Harbour Inn picks ADR as the big number, RevPAR as the first small line and Price for a room type as the second, with Price for on Standard. On Friday, November 13, 2026, 12 of 20 rooms are booked for $2,180 of room revenue, and Standard's current price is $165. The day reads "$182", then "RevPAR $109", then "Price $165". ADR is $2,180 over 12 rooms booked, $181.67, and RevPAR is $2,180 over 20 rooms you can sell.

A night further out than MAYA prices shows "Price –", because Standard has no price there yet.

Colours

Two choices, Standard and Reversed. Every property starts on Standard.

GreenAmberRed
StandardStrong nightTypical nightWeak night
ReversedWeak night, keep working on itTypical nightStrong night, leave it

Reversed only swaps which colour marks which nights. A night is strong, typical or weak in the same way in both: by its revenue per room, against your own nights. Every colour bar on the calendar follows your choice, and so does the key on the left of the calendar, which reads "Weak night, keep working on it" beside green and "Strong night, leave it" beside red. On a narrower screen, such as a phone, the key is one short line above the days that reads just "Weak", "Typical" and "Strong", in the same colours.

The ? beside Colours says the same in three lines.

Who can change it

A Revenue Manager, General Manager or Hotel Admin can change this section. Anyone else on the property sees it greyed out, with the property's choices in it and the line "Only a Revenue Manager or above can change these." MAYA support staff see it the same way unless they are in their support mode, and a change they make then shows in your change log as "Changed by MAYA support".

Each change saves only the choice you made, so two people changing different choices at the same time never undo each other. When a change cannot be saved, the line beside the heading says why in red, and the list goes back to what was saved.

If Settings cannot read your property's choices when it opens, this section stays greyed out with the line "Couldn't load these settings. Close this and try again in a moment." Close Settings and open it again.

Changes made in your property system

This section is named for your property system, Cloudbeds or Think Reservations, and reads "For everyone on" and your property's name. It holds one setting, When a price MAYA sent is changed in Cloudbeds (or your system's name), with two choices:

ChoiceOn a night MAYA has sent a price to
Keep the change as your priceA rate you change there is kept as your price for that night, and a rate you remove there stops MAYA pricing the night until your system has a rate again. Every property starts on this one.
MAYA's price winsNothing changed or removed there is kept. MAYA sends its own price again, lists each night in the Change Log, and emails your General Managers and Hotel Admins once a day about them.

MAYA's price wins is for a property that also runs another pricing tool, such as Cloudbeds PIE, which changes rates in your system on its own. Your system cannot tell MAYA who or what changed a rate, only that it differs from what MAYA sent. With MAYA's price wins, a price you type on MAYA's calendar is the one MAYA sends again. With Keep the change as your price, a later change in your system on that night replaces it. The ? beside the setting says the same in three lines. Rates you change in your property system has every detail.

The section shows only on Cloudbeds and ThinkReservations, the systems MAYA reads your rates from. On Mews, or before your system is connected, there is no such section.

Turning MAYA's price wins on

When no night ahead keeps a rate changed in your system, choosing MAYA's price wins saves at once.

When some do, nothing is saved yet. A short box opens under the choices, reading for example "3 nights keep a rate changed in Cloudbeds. MAYA will replace them with its prices.", with two buttons:

  • Replace them saves the setting. Each of those nights is handed back to MAYA, as Clear on the calendar does: the rate kept from your system stops being your price, and the rules it had paused apply again. A night whose rate you removed in your system is priced by MAYA again. MAYA sends its prices to those nights on its next run, within five minutes and usually straight away. Prices typed in MAYA are not touched. A rate kept from your system in the very moment you saved is handed back the same way at MAYA's next hourly read.
  • Cancel closes the box and changes nothing.

Only tonight and the nights after it count. Turning MAYA's price wins off changes nothing that has happened: from then on, a change in your system is kept as your price again.

Who can change the property system setting

The same people as the calendar: a Revenue Manager, General Manager or Hotel Admin. Anyone else sees the choices greyed out with the line "Only a Revenue Manager or above can change these." A change MAYA support makes in their support mode shows in your change log as "Changed by MAYA support".

Bookings

This section reads "For everyone on" and your property's name, on every property system. It sets how booking speed counts bookings that came in together. and occupancy always count every room, whatever you choose here.

A change saves as soon as you make it, and MAYA reads the new way from the next cycle, nearest nights first, so the coming nights read it within a few minutes and the furthest nights over the next few cycles. A raise already on a night keeps checking the bookings it counted, however they count now.

Bookings made together

Count bookings made together as one is a tick box, unticked as it starts, on every property. Unticked, each reservation is its own booking. Ticked, 3 or more separate reservations for the same room type and the same dates, all made within 3 hours of each other, count as one booking for booking speed, dated when the first was made. That is how one person booking a team or a family one room at a time reads: as the one booking it is.

It starts unticked because a rush of separate guests for one event can look the same, so MAYA only counts bookings by when they were made if you choose to. Tick it if bookings like that at your property are usually one party. The ? beside the box says the same in a few lines. Groups your property system links itself (on Cloudbeds and ThinkReservations) count as one booking whether it is ticked or not, or as up to the number under Advanced, once MAYA has read your booking history with the links. What is counted has every rule.

The setting works once MAYA has read your booking history with the time each booking was made. Until then, a line under the ticked box reads "Starts once MAYA has re-read your booking history." and each reservation counts on its own. On Cloudbeds and ThinkReservations, Get suggestions from my data re-reads it, and the line goes once that read finishes. On Mews, MAYA fills the times in by itself from what it has already read, a little with each sync. The ? beside the line says which.

Count a group as up to

Under Advanced, Count a group as up to sets how many bookings a group counts as for booking speed, from 1 to 10. It starts at 1: a group counts once. With 3, a group of 10 reservations counts as 3 bookings, and a group of 2 as 2. It applies to groups your property system links and to bookings made together alike. Advanced opens by itself when the number is anything but 1.

Type the number. It saves when you leave the box or press Enter, and Esc puts back the saved number. Scrolling with the mouse over the box never changes it and never saves it: the box lets go, keeps what you typed and says "Not saved" beside it. Click back in and press Enter to save it. Anything but a whole number from 1 to 10 is not saved: the line beside the heading reads "Pick a whole number from 1 to 10." and the box goes back to the saved number.

Who can change the bookings settings

The same people as the calendar: a Revenue Manager, General Manager or Hotel Admin. Anyone else sees the section greyed out with the line "Only a Revenue Manager or above can change these." A change MAYA support makes in their support mode shows in your change log as "Changed by MAYA support".

When a change cannot be saved, the line beside the heading says why in red, such as "Could not save this setting. Try again in a moment.", and the setting goes back to what was saved. If Settings cannot read this section when it opens, it leaves the section out. Close Settings and open it again.

Display

This section reads "Just for you". What you choose here changes MAYA for you alone, whatever your role.

Text size

Text size has three choices: Standard, Large and Larger. Large makes MAYA's text and the space around it an eighth bigger, and Larger a quarter bigger. It changes the whole page at once: the dashboard, the Billing and Team pages, the setup screens and these docs.

Your choice is saved with your login, so it follows you to any computer, phone or tablet you sign in on, from the first page after you sign in. A device where you are already signed in opens the dashboard at your new size the next time you open it. The browser also keeps it, so each page opens at your size straight away. These docs use the size your browser keeps, even when you are not signed in.

If the size cannot be saved with your login, the line beside the heading reads "Couldn't save your text size. Try again." The page you are on still shows it, but the dashboard goes back to your saved size the next time it opens. Choose it again to keep it.

A few small details keep their size at Larger, such as the little day squares in the popup that opens when you switch a rule on. On a phone the calendar's big numbers already fill the width of their day, so Large and Larger make them little or no bigger there. They are never smaller than at Standard, and the rest of the page grows as usual.
