Keep a rule away from a room type

4 min readHow do I...Updated October 12, 2026

In plain words

In the rule builder, the chips under Apply to room types are the room types the rule covers. Every type that counts as a room starts ticked. Click a chip to untick it and the rule leaves that room type alone, in what it measures and in what it changes. For a saved rule, click Edit on its row, change the chips and click Save changes.

Untick the room type

  1. 1

    Open the builder

On the Rules tab, click + Add a rule and fill in the name, condition and rate adjustment as usual.

  2. 2

Untick the chips you want left out

Under Apply to room types, each room type is a chip. A ticked chip is highlighted. Click Suite to untick it. The summary beside the label counts what is left, for example "2 of 4 room types". Select all ticks every chip and Clear unticks them all.

  3. 3

    Add the rule

Click Add Rule, then Apply price adjustments in the window that opens. The row's Room Types column lists the types it covers: "Standard, Deluxe".

At least one room type must be ticked. Leaving none gives "Select at least one room type."

What the ticks mean

With the single list, the rule measures and changes the same room types. It measures the ticked types that count as rooms, and it changes every ticked type. So a rule ticked on Suite alone measures Suite's occupancy on its own (The Harbour Inn has 2 Suites, so 1 booked is 50%) and moves Suite's price only.

A chip tagged "not a room" is a type unticked as a room on the PMS tab, either by you or by MAYA's first import for a name such as Meeting Room or Parking. It starts unticked in the builder. Tick it and the rule changes its price, and once you are live that price is sent to your system; leave it out of every rule and MAYA sends nothing for it, apart from a price you type for one of its nights on the calendar, which is sent as you typed it. A rule never measures it: a court or meeting room has no occupancy to read.

If you tick only "not a room" types, the rule has nothing to measure. A , rooms left, , booked so far vs usual, , current rate or average rate booked condition then can never be true, so a rule with any of them never acts. A rule whose conditions are only (the number of days until the stay) and recent bookings (counted across the whole property) still acts, because neither reads the room types.

So tick at least one type that counts as a room as well, unless the rule's only conditions are booking window and recent bookings. The rule then changes the price of every type you tick, rooms included. Read more in Take a meeting room out of occupancy.

An existing rule

Click Edit on the rule's row. The rule builder opens with its chips as saved. Change them and click Save changes. On a rule that is on, a window shows the days that change: with Apply price adjustments, the room types you unticked lose the rule's changes from the next run, and the ones you ticked get them where the rule holds. With Skip price adjustments, the prices on those days stay as they are until the rule stops being true on a day and then becomes true again, and every other night works as with Apply. The MAYA built from your history cover every room type that counts as a room; to keep one of them off your suites, edit it the same way. Read Change a rule.
