Average rate booked, ADR (advanced)

4 min readRulesUpdated October 12, 2026

In plain words

Average rate booked () is the average nightly rate of the rooms booked for that night, on the room types the rule measures. Rooms booked with no rate, or at 0, are left out. A night with nothing booked has no average, so the condition isn't true there. Above $180 means more than $180. In a rule built only from conditions like this one, the change stays on while the rule is true and comes off when it isn't, though with the undo box unticked, cancellations usually don't take it off through a Greater than occupancy or Fewer than rooms left line in the same rule (The undo box). Alongside a or condition, ADR must be true when the rule acts, and the average later moving to the other side of the mark doesn't take the change off. It is also read on some runs where such a rule doesn't act (while it waits on a night, or while Skip price adjustments or going live from your current rates holds it there), as part of whether the rule is still true there.

The definition

In the rule builder, pick Average rate booked, ADR (advanced) in the Metric dropdown. Its Compare dropdown reads Below or Above, and its Threshold starts empty with your property's currency sign before it: type the amount. Amounts are kept to the cent, in your property's currency.

For each night, MAYA adds up the nightly rate of every room booked on the room types the rule measures, and divides by how many rooms that is. A room booked at 0 (a comp, a house-use or owner stay) or with no rate from your property system is left out of both, so it neither drags the average down nor counts as a sale. The average is kept to the cent before it is compared.

The line you can choose for the calendar is worked out differently: it divides the night's room revenue by every room booked in the room types that count as rooms (and any still tagged "needs your answer"), comps at $0 included, so it can read lower than this condition does.

Example: Saturday at Juniper Lodge

Queen has four rooms booked for Saturday: two at $200, one comp at $0, and one with no rate. ADR is $400 over 2 rooms: $200. A rule set to Above $180 is true.

A night with nothing booked

With no room booked at a rate above 0, there is no average. The condition says nothing, whatever the mark. A rule waiting on that night since you went live from your current rates keeps waiting: its wait ends the first time MAYA measures the rule not true there, for example when bookings bring the average to the other side of the mark, or when another of its conditions is false there. Read Going live.

Once you are live

counts every room booked above 0, at the rate it was booked. Once you are live, that includes bookings taken at MAYA's prices.

Taxes

Each night's rate is the rate Cloudbeds gives for that night, or the booking's total split evenly over its nights.

What the change log says

  • "The 4 rooms booked averaged $188.00, past the $180.00 mark you set."
  • "The room booked averaged $210.00, past the $180.00 mark you set."
  • "The 4 rooms booked in Queen and King averaged $188.00, past the $180.00 mark you set.", when the rule measures other room types than it changes.
