Price last-minute nights differently

3 min readHow do I...Updated September 29, 2026

In plain words

On the Rules tab, add a rule with two conditions: Booking window (days to stay) Less than 3, and Sellable occupancy (%) Less than 50, then Decrease the rate by 15%. Tonight, tomorrow night and the night after are cut 15% while fewer than half their sellable rooms are booked. When a night fills to 50% or more, the cut comes off.

Build the rule

  1. 1

Open the builder and name it

On the Rules tab, click + Add a rule. In Rule name, type Last minute.

  2. 2

    Set the booking window condition

In the first row, change Metric to Booking window (days to stay). Set Compare to Less than and Threshold to 3.

  3. 3

    Add the occupancy condition

Click + Add condition. The new row is Sellable occupancy (%). Set Compare to Less than and Threshold to 50. The line under Conditions says it: the rule matches when all of its conditions are true.

  4. 4

Set the cut, pick the room types, add it

Under Rate adjustment, choose Decrease the rate and type 15 in Adjust by percent (%). Leave every room type ticked and click Add Rule. A window shows the days the rule will change: click Apply price adjustments, or Skip price adjustments to leave those days' prices as they are. Read Turning a rule on, Apply or Skip.

Which nights it covers

is the number of days until the stay, on your property's own calendar: tonight is 0, tomorrow night is 1. Less than 3 covers 0, 1 and 2, so tonight and the next two nights. The count moves every day, so each night slides into the rule's range as it gets closer, and out again once it has passed.

The occupancy condition is what keeps this from cutting a night that is already selling. A night at 50% or more is left alone. Both conditions must hold at the same time.

What you will see

The row on the Rules tab reads " below 50% · below 3 days" with "-15%". In the change log a change reads: "Last minute" lowered this night 15%, from $150.00 to $127.50. It was 40% full with 1 day to go, under the 50% mark and past the 3-day mark you set.

This is a . It holds one cut while both conditions hold and takes it off when either stops: when the night fills to 50% or more, or when the night passes. It never stacks on itself: one cut at a time, which can come back if the night drops under 50% again.
