Raise when a night books ahead of usual

4 min readHow do I...Updated October 12, 2026

In plain words

On the Rules tab, add a rule with Metric set to Booked so far vs usual, Ahead of usual by at least 25, a second row Booking window (days to stay) Less than 60, and Increase the rate by 10%. A night in the next 60 days with at least a quarter of its rooms more booked than had by the same point is raised 10%. When it falls back under the mark, the raise comes off.

Build the rule

  1. 1

Open the builder and name it

On the Rules tab, click + Add a rule. In Rule name, type Ahead of usual.

  2. 2

    Set the condition

In the condition row, change Metric to Booked so far vs usual. Leave Compare on Ahead of usual by at least and Threshold on 25. Under the box the builder says what that is in rooms, such as "about 5 rooms" for 20 rooms.

  3. 3

    Keep it near arrival

Click + Add condition. Set the new row to Booking window (days to stay), Less than, 60.

  4. 4

Set the raise, pick the room types, add it

Under Rate adjustment, choose Increase the rate and type 10 in Adjust by percent (%). Leave every room type ticked and click Add Rule. A window shows the days the rule will change: click Apply price adjustments, or Skip price adjustments to leave those days' prices as they are. Read Turning a rule on, Apply or Skip.

If Booked so far vs usual isn't in the Metric list yet, MAYA's checks on your property don't read it yet: it appears by itself after an update reaches your property, at MAYA's next check that prices your nights there: within minutes of a booking or a rate change, and at the latest just after midnight at your property.

Why a booking window

Earlier years hold only the bookings that stayed, and tonight holds bookings that may still cancel, so a night far out reads further ahead than it will end. Keeping the rule to the next 60 days raises nights whose bookings are firmer. To raise only nights that are also filling, add a Sellable occupancy (%) row as well: every row must be true. Read What earlier years can't show.

What you will see

The row reads "Booked so far ahead of usual by at least 25% · below 60 days". On the calendar, a night the rule covers says where it stands under its summary line: "12 booked, usually 7 by now". When it acts, the change log reads "Ahead of usual" raised this night 10%, then "It had 30 days to go, past the 60-day mark you set." and "It had 12 of its 20 rooms booked with 30 days to go, where usually had 7 by then: 5 more, reaching the 25% mark you set."

This is a : one raise while it holds, no wait, and the raise comes off at the next check once the night is under the mark, whether a cancellation or the usual moving a day closer took it there, undo box ticked or not. It never stacks on itself. The rule needs at least 3 similar nights with bookings on a night and leaves it alone without them; the window that opens when you add the rule says on how many nights.
