In plain words
In the rule builder, tick Change prices on different room types. The room type list splits in two: Measure, the room types whose occupancy or bookings the rule reads, and Change, the room types whose prices it moves. Tick Standard under Measure and Suite under Change. When Standard is more than 80% full, the Suite price rises.
Build the rule
- 1
Open the builder and set the condition
On the Rules tab, click + Add a rule. Name it Suites follow Standard. Leave the condition on Sellable occupancy (%) Greater than 80, and under Rate adjustment choose Increase the rate by 10%.
- 2
Split the room type lists
Under the room types, tick Change prices on different room types. The single Apply to room types list becomes two lists, Measure and Change. The ? beside the box explains: you watch occupancy, pickup and on the Measure room types, and when the rule fires you change prices on the Change room types.
- 3
Pick Measure and Change
Under Measure, click Clear and then tick Standard only. Under Change, click Clear and tick Suite only.
- 4
Add it
Click Add Rule, then Apply price adjustments in the window that opens. The row's Room Types column reads "Watches Standard · Changes Suite".
What the rule reads
Occupancy is measured over the Measure list alone. The Harbour Inn's Standard has 12 rooms, so 10 booked reads as 83% and the rule fires: Suite goes from $300 to $330, while Standard's own price is untouched. Every other condition reads the Measure list the same way (rooms left, , , the current rate and the average rate booked), except , which counts days, and recent bookings, which counts the whole property.
Only room types that count as rooms are offered under Measure. A Meeting Room, unticked as a room on the PMS tab, can be changed by a rule but never measured. Under Change, every room type is offered, rooms or not.
The change log names both sides: Standard was 83% full, past the 80% mark you set, on a line for Suite.
