Raise prices when you are nearly full

4 min readHow do I...Updated October 4, 2026

In plain words

On the Rules tab, click + Add a rule, leave Metric on Sellable occupancy (%), set Greater than 85, choose Increase the rate by 10%, keep every room type ticked, click Add Rule and then Apply price adjustments. From the next run, any night in the 396-night window with more than 85% of its sellable rooms booked is raised 10%. When the night drops back to 85% or under, the raise comes off.

Build the rule

  1. 1

    Open the builder

On the Rules tab, click + Add a rule. In Rule name, type Nearly full.

  2. 2

    Set the condition

The first condition row is already Sellable occupancy (%). Leave Compare on Greater than and change Threshold from 80 to 85.

  3. 3

    Set the change

Under Rate adjustment, choose Increase the rate in Direction (required). Type 10 in Adjust by percent (%). For a fixed amount instead, leave the percent empty and type it in Adjust by fixed amount ($). A rule has one amount, so the box you leave empty greys out.

  4. 4

Pick the room types and add it

Under Apply to room types every room type that counts as a room is ticked. Leave them, and click Add Rule. A window shows the days the rule will change: click Apply price adjustments, or Skip price adjustments to leave those days' prices as they are. Read Turning a rule on, Apply or Skip. The rule appears in the list switched On.

What you will see

The row reads " above 85%" under Conditions and "+10%" under Price Change. When a night crosses the mark, the change log shows a line such as "Nov 14 · 3 room types · Nearly full +10%" with the sentences "Nearly full" raised this night 10%, from $150.00 to $165.00 on 1 of 3 room types. It was 90% full, past the 85% mark you set. The line names the room type itself only when one room type changed, and Each room type under it lists each one's own before and after.

This is a : it switches on when the condition starts holding, holds one raise while it holds, and switches off when it stops. With its undo box ticked, as it is on every new rule, a cancellation that takes the night to 85% or under takes the raise off on the next run. Untick it and falling occupancy usually leaves the raise on (The undo box). It never stacks on itself.

A sold-out night keeps the raise and is still priced like any other night. Once you are live on Cloudbeds or ThinkReservations, a room freed by a cancellation goes back on sale at the night's current price, raised as long as the night stays above 85%. On Mews it sells at the rate you set in Mews, because MAYA sends no prices there yet. A cut rule with no occupancy row can still cut a sold-out night, because a full night takes no new bookings. The two cut rules setup builds only act under 70% booked. Read A price looks wrong.
